North York bungalows are built for renovation.
The post-war bungalows spread across North York from Willowdale to York Mills are structurally solid and sit on good lots. They just need the work done. Second-storey additions are the most common ask. A single-storey home on a 40-foot lot can become a 2,500 square foot home without going near the property line.
Inside, most of these kitchens and bathrooms have not been touched since they were built. We do full gut jobs: new plumbing stack, new electrical to panel, new layout if the room allows it. Not just a cosmetic refresh.
Roofing is also constant in North York. We see a lot of 25-plus year asphalt shingles and flat roof sections on older homes that are past due. We strip and replace, address any decking issues, and reroof in a week or less.
The Work

Second-Storey Additions
North York bungalows sit on lots that support a full second floor. We frame, insulate, side, and finish the addition from scratch. Most projects run 12 to 16 weeks depending on scope.
Kitchen Gut Renos
The kitchens in these post-war homes were built for function, not for how people cook now. We strip them down to the studs and rebuild with new layout, plumbing, cabinetry, and finishes.
Bathroom Renovations
Original bathrooms in 1950s and 60s bungalows are small and dated. We reconfigure layouts, redo plumbing, tile, and fixtures to get real usable space out of the room.
Roofing Replacement
A 25-year-old asphalt roof in North York is past its service life. We strip and replace, including any decking issues underneath. Flat-top sections get a full membrane replacement.
Basement Builds
The basements in these homes are often unfinished or finished with 1980s drywall over wood framing. We bring them up to current insulation and building standards and make them livable.
Exterior Cladding
Brick or aluminum siding from the 60s either needs tuckpointing and sealing or full replacement. We do both. Newer composite siding installs quickly and performs well on these lots.
